So what’s taking place in this part of the city right now - referring to the map above

1.⁠ ⁠Acres - ongoing sales of the 4 & 5 bed villas in this absolutely beautiful villa only community by Meraas. Acres prices are around AED 1500 - 1700 psf while Sidra in Dubai Hills now averages AED 2,100 - 2,600 psf.

2.⁠ ⁠Ghaf Woods - growing excitment & interest. Coming soon. Low-rise, modern apartments within a master-community built around a forest.

3.⁠ ⁠Harmony 1 in Tilal Al Ghaf, Ellie Saab townhouses in The Fields & Murooj Al Furjan handovers are starting.

4.⁠ ⁠Sobha is launching a complex of high-rise, luxury apartments in Motor City in the coming days.

5.⁠ ⁠Emaar will release a second phase in Oasis shortly with 5 & 6 bedroom villas. Expect to hear more about the larger master-plan in more detail.

 6.⁠ ⁠Behind DIP - Damac are set to announce affordable townhouses priced lower than Damac Lagoons after Ramadan. Expected prices of around AED 2.0 M. This also lends credence to speculation that Green Community & DIP will be converted to freehold.

 7.⁠ ⁠No future villa projects (as per the master-plans) will come in Mudon, Ranches 3, Villa Nova, Haven, District One, Dubai Hills, Tilal Al Ghaf or Dubai Hills.

 8.⁠ ⁠Future phase will come over time for Oasis, Acres (one future phase), Nad Al Sheba Gardens.

 9.⁠ ⁠On this map above the only option to purchase a villa directly from a developer at moment is in Paradise Hills, Acres, Sobha Reserve & Hartland 2. There are also a handful of mansions & semi-detached villas in Tilal Al Ghaf available for sale. Except for Acres which has a 4 bed type - rest of the remaining availability is mostly from AED 9 - 10 M.

10.⁠ ⁠Expo Valley (just next to Oasis & Jumeirah Golf Estates) has availability of twin villas & independent villas on a post-handover payment-plan. We continue to believe it is one of the best fundamental buys in the market today.
